             Ocean Front


Imagine watching dolphins and seals playing in your front yard. Those who love the sea will fall in love
with Santa Barbara's ocean front properties.  Real estate on the waterfront consists of homes for sale
along Shoreline Drive. On the oceanfront homes for sale start at $3 million and go up to 50,000,000.
Those across the street from the ocean are a bit smaller in nature. The homes in original 1950-1960
condition range above $1 million. The remodeled and larger versions across from the ocean range
around $3 million. Another area of Santa Barbara real estate on the waterfront are at East Beach where
there are two condominium complexes. The towhomes for sale are located closest to the beach and start
at around $1 million.  One bedroom condominiums for sale range around the $700,000 range, two
bedroom condominiums for sale in the $1,000,000 range.




                   The Riviera


The Riviera area of Santa Barbara was named because of its resemblance to slopes along the
Mediterranean coast of France and Italy, bridges the two mile span that separates Montecito from Santa
Barbara's Old Mission. The Riviera has been trademarked as the American Riviera and affords
spectacular views of the city of Santa Barbara, the Harbor, the crystal blue ocean and the Channel
Islands in the distance. The charm of the Riviera is its winding narrow streets that take the journey up
the hillside.

Santa Barbara real estate on the Riviera is all about the view, the proximity to nature,and the
peacefulness. Real estate on the Riviera ranges from small cottages at the base of the hillside on
Alameda Padre Serra, with prices ranging around $1.2 million to larger, newer, view homes further up
the hillside with price ranges starting at $1.5 million. Many of them have swimming pools, and the
archutecture spans from intimate log cabins to sprawling ultra modern complexes.


                      
             Upper East Side

Santa Barbara real estate on the upper east is dotted with some of the most historic real estate in Santa
Barbara. From small cottages priced at around $1 million to grand estates priced from $2 to 5 million.
Homeowners enjoy walking to the Santa Barbara Mission and its magnificent rose gardens. Real estate
located on the upper east is also within a short walk to many beautiful Santa Barbara parks and is also
close to Santa Barbaras downtown. The streets feel safe and peaceful, yet if you live here you live at the
heart of the city.




....                     Mission Canyon District

Mission Canyon is located just above Santa Barbaras Foothill Road. Mission Canyon, which with the Old
Mission complex and the area bounded on the south by Mission Street, makes up Santa Barbara's
"Mission District,". No residential neighborhood in the city boasts a richer historical background.

Due to its location on a hillside the lure is its views. Santa Mission Canyon real estate ranges from small
cottages at the base of the hillside without views with prices ranging around $1,000,000 range to larger,
newer, view homes further up the hillside with price ranges beginning at $1.5 million.




                  San Roque & Samarkand


The rich, historical background of San Roque is admired for its sweeping curved streets, luxuriant
landscaping, and its harmonious blend of many architectural themes. San Roque features older, custom
homes with charm including Spanish Colonial, English Tudor, French Normandy, California Redwood,
Italian and American Colonial, mostly built since 1925. San Roque is on the North East Side of State,
close to shopping, great schools and the foothills.  Samarkland is a hilly, elevated neighborhood on the
West side of State st.  that got it's name from the land of heart's desire" in the archaic Persian tongue.

Typically real estate in San Roque and Samarkand range around 1500 to 2000 square feet with 3
bedroom and 2 bath homes on one quarter acre lots. Santa Barbara real estate in San Roque and
Samarkand range $1 million to $1.5 million. For singles or families alike, this area is much loved by its
residents, many of whom have lived here for decades.




                  The Mesa


The Mesa neighborhood enjoys some of Santa Barbara's most wonderful beachfront open space
including Shoreline Park and the Douglas Family Preserve. Mesa real estate varies from California
ranch, Mediterranean, modern wood and glass to shingled cottages. Because the houses are mostly
older and smaller, it is some of the most affordable Santa Barbara real estate. However, many of the
smaller homes are being rebuilt into large 2 story homes to take advantage of the views.

While there are a few newer, larger view homes on the Mesa beginning in the $1.5 million range, most
real estate on the mesa offer smaller homes on smaller lots and vary in price range depending on the
condition of the property. On average Santa Barbara real estate on the mesa will range just above or just
below $1 million depending on condition and proximity to the ocean.



                     Hope Ranch


Hope Ranch is considered one of the most exclusive in the area. It is a unique association of home
owners incorporated in 1924. Home ownership in the ranch provides a private beach, tennis courts and
26 miles of horse riding trails throughout the ranch. Horse enthusiasts can ride their horses from their
homes right onto the beach.




                  Goleta


Goleta is set between the Santa Ynez Mountains and the Pacific Ocean. Goleta is comprised of suburban
neighborhoods, avocado and lemon orchards, and beaches. Goleta is also home to the University of
California at Santa Barbara, several terrific golf courses and the Santa Barbara Airport. Goleta real estate
consists of a significant amount of tract homes for sale.
